We receive instructions for wide variety of property inspections throughout Leicester, Leicestershire and Rutland on buildings of all types, styles and ages.

Frequent instructions include Residential Valuations, House Purchase Reports (similar to an RICS Homebuyer Report) and Building Surveys or defect diagnosis reports for specific problems such as dampness or structural movement.

We also receive instructions to act a Party Wall Surveyor either for the Building Owner, the Adjoining Owner or as an Agreed Surveyor for both Owners.

Other instructions include Civil Procedure Rule (CPR) section 35 compliant reports for legal claims including disputed boundary positions and allegedly defective or incomplete building works.

H St, Leicester – We have recently inspected this property to prepare an Expert Witness Report on the damage caused by a leaking main sewer in the front garden and advise on the extent of repairs required.

B Rd, Sout Wigston, Leicester – We have recentlly been appointed by the tenants of this property to review the Schedule of Dilapidatons served by the Landlord. During subsequent discussions with the Landlords surveyor we agreed a settlement figure.

W V Rd, Market Harborough, Leicestershire – We have recently been appointed by the owners of this house and their neighbours as an Agreed Surveyor under the Party Wall etc Act 1996 to prepare schedules and Awards relating to the proposed rear extension.

L Rd, Leicester – We have recently inspected this retail premises to prepare a Schedule of Dilapidations at the end of the Lease. We are currently in discussions with the tenants surveyor to try and reach a settlement.

B La, Melton Mowbray, Leicester – We were recently appointed to inspect this allegedly defective and incomplete garden room and prepare an expert report for potential court proceedings.

W & C G, Rothley, Leicester – We were recently instructed to inspect and report on this 1890 built end terraced corner shop with first floor office/sales area for the prospective purchaser.

A Rd, New Parks, Leicester – We have recently been instructed to prepare architectural drawings for the conversion of this former public house into a local supermarket.

P Rd, Thurmaston, Leicester – We have recently prepared a comprehensive schedule of condition with photographs of this industrial unit so that the tenants repair liabilities are limited at the end of the term to reinstating to the condition at the start.

S Rd, Morcott, Oakham, Rutland – We have recently provided a Market Valuation report on this substantial extended 1800’s built detached house which was in need of some modernisation works.

S La, Hinckley, Leicester – We were recently instructed to inspect this 1890’s built semi detached house which had been extended and converted to a care home but was now being purchased with the intention of being reconverted to a domestic dwelling.

S Rd, Earl Shilton, Hinckley, Leicester – We recently provided a report on the extent of fire damage and the repairs required to this first floor flat above a local newsagent and shop for the occupier.

B La, Ratby, Leicester – We recently provided a Building Survey Report on this small extended two bedroom 1800’s built end terraced house with single leaf walls to the side gable and rear extension.

H Rd, Burbage, Hinckley, Leicestershire – The executors of this estate recently instructed us to inspect this 1960’s built detached bungalow and advise on the cause and significance of the cracking noted to the external brickwork.

L Rd, Stoneygate, Leicester – We recently inspected this converted and extended pair of 1890’s built semi detached houses prior to auction to provide a short concise report on any significant structural movement, dampness or other defects that might affect the potential purchasers decision to proceed and price to be paid.

M La, Rothley, Leicester – We have recently provided a report on the roof structures and coverings following the removal of spray foam insulation from the roof void of this 1920’s built detached house.

H B, Market Harborough, Leicestershire – We have recently been instructed by the owners of this 1960’s built detached bungalow to advise on the extent of the flood damage after a burst pipe in the roof void and the repairs and remedial works required so that they could negotiate with the insurers to reach a settlement and ensure the property was properly repaired.

A H, C Rd, South Wigston, Leicester – We have recently inspected this 1960’s built former office building to provide report on the structural condition prior to its conversion to flats.

E L, S Rd, Fleckney, Leicester – We have recently been appointed to provide an expert witness report on this allegedly defective and incomplete patio and associated pathing around this barn conversion.

M St, Dunton Bassett, Lutterworth, Leicester – We have recently prepared a retrospective valuation for Capital Gains Tax purposes on this Victorian mid terrace house for the owner.

B Rd, Oakham, Rutland – We are currently instructed to prepare a costed terminal Schedule of Dilapidations on these vacant 1850’s built dwelling which has been converted offices in order to reach a financial settlement with the former tenant for the defects and damaged decorations left on the termination of the Lease.

S Rd, South Wigston, Leicester – We have recently been instructed to inspect this property and provide our professional opinions on the ownership and position of the boundary with the neighbouring house.

S A Cl, Oakham, Rutland – We are instructed by the owners of this property, which is undergoing extension and renovations works, to contract manage the works as the project is not proceeding satisfactorily and some works are defective or incomplete.

B La, Markfield, Leicester – We have recently been instructed to report on the defective timber cladding at this converted property.

January 2021 – National Lockdown.  In accordance with the Government National Lockdown we remain open to accept new enquires or instructions and can carry out surveys and inspections for existing or new clients.

W Rd, W P, Leicester – We recently inspected this 1920’s built extended semi detached house to prepare a House Purchase Report for the purchasers to advise on the overall condition and state of repair.

S Rd, Glenfield, Leicester – We were recently instructed by the owners to inspect this property and advise on the cause and significance of the cracking and distortion noted between the original 1980′ s built parts of the building and the extension built around 2000.

M G, Desford, Leicester – We recently inspected this 1990’s built detached house to prepare a House Purchase Report for the purchasers to advise on the overall condition and state of repair.

M Ave, Stoneygate, Leicester – We were recently instructed to prepare a probate/inheritance tax valuation of this substantial 1900 built detached house for the executors of the estate.

C Rd, Knighton, Leicester – We were recently insturcted to inspect this semi detached house and advise on the allegedly defective building works and remedial works required including the extent and value of the remedial works required.

A Rd, Anstey, Leicester – We were recently instructed to inspect this 1960’s built ‘Chalet’ style semi detached bungalow to prepare a House Purchase Report to advise the prospective purchaser on the overall condition and renovation works required.

C T F, P Rd, Somerby, Melton Mowbray, Leicester – We have been instructed to carry out stage inspections of this self-build farmhouse and certify the quality of works and compliance with the designs and Building Regulations.

M Hse, N Rd, Desford, Leicester – We  were recently instructed to inspect this 3 storey 1885 built detached house to provide a detailed building survey for the prospective purachaser.

St M Rd, Market Harborough, Leics – We recently inspected this small shop to prepare a Structural Condition Report for the prospective purchaser to advise on the overall condition and state of repair.

H Hse, R Rd, Shepshed, Loughboroough – We have recently been instructed to inspect this property and prepare an expert witness report on the alleged professional negligence of the appointed consultnat and alleged defective or incomplete building works for the renovation and extension of this substantial 1800 built detached house.

O Ave, Markfield, Leicester – We recently inspected this 1960’s property where the solid ground floors had settled due to failure of the sub floor hardecore fill leaving a void beneath the slab.

S St & C St, Oakham, Rutland – We have recently been jointly instructed by solicitors to inspect these properties and provide our opinions on the position and ownership of teh boundary dividing the buildings.

W, Lutterworth – We recently carried out an inspection and prepared a House Purchase Report on this substantailly extended 1960’s built semi detached house.

U Rd, Leicester – We were recently asked to inspect this property and advise on the cause and significance of teh cracking and movement noted around the rear wing including the kitchen and bathroom.

Due to changes in government advice and the relaxation of social distancing measures together with changes in RICS advice we are now able to carry out site surveys subject to the owner or occupiers consent and reasonable precautions being taken by all parties.

June – This application was granted planning permission and approved under the Building Regulations by the Local Authority without any amendments.

V P Rd, Clarendon Park, Leicester – The owners of this property instructed us to prepare a Land Registry compliant Title plan for the division of their property.

K Rd, Knighton, Leicester – We have been jointly instructed by the Building Owner and tehe Adjoining Owner under the Party Wall etc. Act 1996 to prepare and serve the notices and agree a memoradum of agreement between the aprties.

M La, Glenfield, Leicester – The prospective tenant instructed us to prepare a schedule of condition on these business premises to ensure that they would not be liable for pre-existing repairs at the end of their lease.

R Rd, Evington, Leicester – We were instructed by the prospective purchaser to inspect this detached house and advise on the cause and significance of the damp and staining noted internally.

M Rd, South Wigston, Leicester – The owner of this property instructed us to inspect the dwelling and advise on the location and ownership of the boundary to the neighbouring property.

W Dr, Birstall, Leicester – The owner of this 1960’s built semi detached house instructed us to inspect the side extension and advise on the cause and significance of the dampness noted to the side wall.

L St, Leicester – In March 2019 we were instructed to inspect this property and report on the cause and significance of the cracking and movement noted to the rear extension.

T M Dr, Market Harborough, Leicestershire – In March 2019 we inspected this modern detached house to prepare a House Purchase Report (simialar to an RICS Homebuyer Report) for the prospective purchasers.

W St, Enderby, Leicester – Following receipt of notices under the Party Wall etc. Act 1996 we were appointed as the Adjoining Owners Surveyor to prepare a schedule of condition and agree an Award under the Act.

W Rd, Oadby, Leicester – In March 2019 we were asked to urgently inspect this detached house as exchange of contracts was due shortly and prepare a House Purchase Report (similar to an RICS Homebuyer Report) for the prospective purchaser and completed the report in 48 hours.

R Rd, Stoneygate, Leicester – The owner of this property instructed us to report on the cracking and movement noted by the mortgage company and advise on the cause and significance including the cost of repair.

L Rd, Mountsorrel, Loughborough, Leicestershire – We were appointed by the owners of this property adjoining the proposed building works in March 2019 to act as their surveyor under the Party Wall etc. Act 1996 following recepit of notices served by the Building Owner intending to alter and extend their property.

P Way, Huncote, Leicester – In March 2019 we inspected this modern detached property to prepare a market valuation report for the redemption of a government Help to Buy Loan.

W Rd, Braunstone, Leicester – In February 2019 we inspected this semi detached house to prepare a House Purchase Report (similar to an RICS Homebuyer Report) for the purchasers and found a number of significant defects including decay and the need to rewire.

M Rd, Knighton, Leicester – In Febraury 2019 we inspected this semi detached house to report on the cracking and movement noted in the bedroom and bathroom following the completion of an extension at the rear.

S Cl, Loughborough – In February 2019 we were jointly instructed by the Claimants Solicitor and the Defendant to inspect this property and prepare a CPR Section 35 compliant expert witness report on the allegedly defective building works and any remedail works required incluidng the costs of rectification.

R Farm, A Rd, Gretton, Northants – On behalf of the executors of the estate we inspected this property in February 2019 to prepare a Land Registry compliant title plan to rectify an in accurate previous registration.

E Cl, Countesthorpe – We inspected this modern detached property in Febraury 2019 to provide a Market Valuation report for teh redemption of a governement Help to Buy loan.

H Rd, Leicester – We have been appointed by the Owner of this property to preapare and serve notices under the Party Wall etc. Act 1996 and agree a schedule of condition and Award with the Adjoining Owners Surveyor prior to the building works being commenced. 

W E RD, Oadby, Leicester – In Febraury 2019 we were instructed by the prospective purchaser to inspect this property and prepare a House Purchase Report (similar to an RICS Homebuyer Report) to advise on the overall condition and provide a Market Valuation.

T L, F Rd, Leire, Lutterworth – In Febraury 2019 we inspected this property to report on the cause and significance of the cracking and damage noted to the property exteranl and internally.

B Dr, Rushey Mead, Leicester – On behalf of the owners we inspected this property in January 2019 to provide a Market Value report for court and legal proceeding.

C C, Church Langton, Market Harbough – In January 2019 we were appointed by the Owners of this property to prepare Architectural ground floor plan and section drawings for the proposed extension and prepare and serve notices under the Party Wall etc. Act 1996 on teh adjoining Owners.

K J La, Leicester – In January 2019 we were instructed by solicitors acting on behalf of the owners to inspect these properties and prepare a court compliant expert witness report on the position of the boudndary between the various parcels of land.
