We offer a broad range of Building Surveying Services in Leicester, Leicestershire (including Melton Mowbray, Market Harborough, Hinckley, Loughborough, Lutterworth, Coalville or Ashby de la Zouch), and Rutland (including Uppingham or Oakham) to the Residential, Commercial and Industrial property markets.

These services include residential Valuations for purchase, matrimonial (separation or divorce), Inheritance Tax/Probate (IHT), Capital Gains Tax (CGT) or Help to Buy Loan Redemption, House Purchase Report and Valuation  (comparable to the RICS Homebuyer Reports which are often called Level 2 surveys) and Building Survey Reports (previously called structural surveys and often now called Level 3 surveys) on residential properties of all types, ages and styles.

We also inspect for and prepare defect diagnosis reports on specific problems such as structural movement, dampness and timber decay or defective roof coverings amongst other issues.  These may be required because an issue (or a couple of issues) have been noted by your lenders valuer or because you have a concern about your own home.  We will tell you what damage has been noted, the possible cause or causes and remedial works required, if any, including an estimate as to the cost of the works.

If you are unsure if you are adequately insured we can also provide Buildings Insurance Valuations  (Reinstatement Cost Assessments).

We also carry out Schedules of Condition at the start of a lease and Schedules of Dilapidations at the end of the term on tenanted commercial properties.  Other commercial surveys include Structural Condition Reports or Building Survey Reports for those taking long full repairing and insuring (FRI) Leases or purchasing business premises.

For Landlords or Tenants seeking to control their maintenance, repair and redecoration budgets we can also inspect your property to prepare 5 to 10 year Planned Maintenance Programmes which will include brief details of works anticipated after this period.

Householders or other owners looking to alter or extend their existing property, or construct a new building, may consider our range of Architectural Design services.  These include feasibility advice or an initial Measured Survey of the property or land through any required Local Authority consents to Contract Supervision and completion on site.

Our range of professional services includes advice under the Party Wall etc Act 1996 where we can be appointed by either the Building Owner wishing to undertake works, the Adjoining Owner affected by the works or jointly by both owners as an Agreed Surveyor.

In expectation of court proceedings we also prepare Expert Witness Reports for the courts on any boundary and building disputes.  These are prepared on an impartial basis and comply with RICS Guidance and are compliant with part 35 of the Civil Procedure Rules.

We were recently instructed to inspect this property and comment on the cause and significance of the historic mining activity affecting this 1890’s built terraced house.

After these flats had been used as a cannabis farm we were asked to prepare a report on the remedial works and repairs required to return the property back to a lettable condition.

Prior to the tenant taking occupation of this small industrail unit we prepared and agreed a schedule of condition to limit their repairing obligations at the end of the term.
